I had to file a lawsuit against a home owner for backing out of my signed contract. I wouldn't ordinarily do this, but it's HOW they chose to handle the situation that makes me stand my ground. Today we'll be covering filing a Lis Pendens and a Complaint for Specific Performance, which you NEVER want to happen to you if you're selling a house. Did you know a judge can appoint a Special Commissioner to SELL your house on your behalf and you don't even have to consent OR come to a closing. We'll explain all of this in today's video, it's real juicy.
Now don't think just because I'm making light and being humorous about legal action that I enjoy doing this. I have to force myself to smile so I don't get my spirits down dealing with all the drama, mess & foolishness us real estate investors have to go through just to serve our communities with the highest integrity.
