Seller Defaults Just Before Closing

For example consider the buyer who learns, at the walk-through the day before closing, that the seller blew off the obligation to fix the furnace. The seller’s default may allow the buyer not to kill the contract and sue the seller for damages, specific performance or both. But none of those options may be practical for the buyer.
