Billionaire investor Grant Cardone revealed he purchased $200 million worth of Bitcoin last year, totaling just over 2,000 bitcoins. However, rather than simply holding crypto, Cardone has innovatively combined Bitcoin with real estate investments, creating what he calls the largest real estate-bitcoin hybrid in the world. By buying properties below their replacement cost and supplementing the purchase price difference with Bitcoin, Cardone believes he’s effectively resetting his cost basis, allowing him to “own Bitcoin for free” after selling the real estate in several years.

This unique structure diverges from traditional REITs, which are bound by tax rules requiring cash flow distribution, blocking them from holding Bitcoin. Cardone’s new vehicle can accumulate cash flow and invest heavily in Bitcoin without such constraints, giving it a competitive moat. He plans to take this hybrid public, aiming to revolutionize real estate investing and capitalize on projected Bitcoin growth over the next 10-20 years.
