Instantly rejecting a tenant doesn’t sound like a very nice thing to do, does it? But in this video Kylie Best from Welcome Home Rentals explains why it is necessary. To find the the right tenants for your property and you need a property manager who is able to spot the wrong tenants quickly.
Some reasons that a tenant demonstrates they are not the right tenant for your property are:
1. Tenants who are on TICA and fail to disclose it. TICA is Australia's largest tenancy database and tenants who are on TICA generally know that they are on TICA. Their inclusion on TICA and is never for leaving the house perfect and paying their rent on time. A tenant who has no respect for property investors is a tenant you don’t want.
2. Tenants who turn up late and don’t care. Tenants who turn up to an arranged time 10 minutes late without a reason, show a lack of respect for your time and the renting process as a whole. Tenants who are late to appointments are often late with other things – like paying rent
3. Tenants who lie on their application. Over the years we have seen false private landlord references from friends, fraudulent identification, misrepresentation of relationship status in order to wrongly collect Centrelink payments. It's impossible to build a healthy relationship between an investor and tenant if they start it by falsely representing themselves.
4. Tenants without the affordability. Before approving anybody for your home, you should be looking at whether they can realistically afford the rent. If the rent amount exceeds the realistic ability of the tenant to pay rent, you might end up with a tenant who can’t pay.
