Building an Investment Property? Don't forget these things... | Property Management Gympie

As a property manager we’ve noticed there’s lots of things that are often taken for granted when building an investment property to rent.

In this video I'll share a number of things that you really don’t want to forget when building your investment property.

1. Bins – Your local council will provide general waste and recycling bins but only upon request and at your expense. Often your property manager will be unable to order these on your behalf and the order can take up to 10 days for delivery. And when your new bins arrive, make sure you pop them inside the home so that the neighbours don’t pinch them
2. Letterbox numbers – That shiny new mailbox doesn’t get installed with your street number attached and posties, prospective tenants and utility connection companies will find it really hard to locate the right house without a number.
3. Power connection – Your builder will have a power connection in place but this will typically be turned off shortly after handover. Having power switched on to the lights makes after hour inspections much easier and the tenants won’t have to be present for an inspection by Energex if the power is still connected when they move in.
4. NBN – There’s no obligation for investors to have NBN connected to a home but being ‘NBN ready’ is a feature that most tenants are chasing. Checking to see if NBN is available at your address is the best place to start. You may find that a New Development Application needs to be completed and this process can be long and drawn out. Best practice is to submit the application as soon as building starts
5. Annual termite inspections
We all remember to get a termite inspection done before buying – our solicitors tell us to. But what about the ongoing reports? Unless you set up an annual check, this typically slips your mind and can leave you exposed to having unwanted tenants that literally eat away your investment
6. Trees and Gardens
Let’s be honest, the majority of tenants don’t care for gardening so keep the extensive plants in your own backyard. A basic building package typically covers minimalistic gardens with bark for mulch. What it doesn’t normally come with is good quality weed matting. Speak to your builder and spend the money to keep those weeds away. Otherwise, you’ll end up with a rental that looks like a rental
7. Don’t skimp on power points
Especially in the kitchen. There’s nothing that drives people more crazy than having one power point in the kitchen. Installing power points is much cheaper during the building process than after the house is complete.

Consider these things carefully when planning the build of your investment property. Add them to your to-do list, and your life as a successful property investor will be so much easier.
