Welcome to part 2 of my glamping series! Today, I am outlining a few considerations for you as you begin the land search for your glamp ground.
Should you buy land? The short answer is, maybe. But the longer answer is that I want you to be strategic about where you are looking to invest. Meaning don't just buy a piece of land out in the middle of nowhere because it's cheap. I want you to buy land that's nearby or on the way to a major destination. These destinations can include national parks, state parks, national forests, beach towns, mountain towns, lake towns and everything in-between. At the end of the day, I think that one of the bigger hurdles you'll run into is the financing available for purchasing expensive pieces of land. Which leads me to another method or model to consider for your glamping business I call the Land Hack.
What is the Land Hack? It's buying a house on acreage. But why? Well, while it's difficult and costly to finance land outright, it's significantly easier to underwrite and loan on a house that's on 10, 20 or 30 acres of land. The reason being that a house is much easier to appraise and liquidate in the event of a foreclosure, so banks are much more willing to take that calculated risk. What I really like about this option the most is that it requires a down payment of anywhere from 3.5%–20% — which is A LOT more digestible than the 30%–50% required from most banks for land purchases.
