Check out this video tour of our latest ADU garage conversion, with an addition in Los Angeles Featuring a beautiful red door, stainless steel appliances, rainfall shower, and a patio. The existing garage was 360 sq. ft. which is usually big enough for a studio, but the client decided to add an addition of 120 sq. ft for a total of 480 sq. ft. The bathroom is approximately 45 sq. ft. The kitchen is approximately 28 linear ft. The exterior backyard is around 450 sq. ft. We believe that homes in the san Fernando valley are a perfect candidate for ADU's
This property owner used to rent the main home for approximately $2300. We renovated the main house a bit and built the ADU, now the homeowner rents both units out, for approximately $2900 for the main house and $2000 for the ADU. Bringing his total to $4900 in gross rentals. He took a loan to pay for the ADU and cash flows, approximately $1300 per month on the ADU. This would be a perfect house hack for anyone renting the ADU.
