Back in the days where you could go outside and I was an active agent for KW we got a call from a client looking to sell her "Finca" (Land) - a quick look at her papers and guided by data, comps and behaviour of the market (As well as having our "finca" soldiers gathering data) we knew that she was basically scammed... high price, bad location only to get her "Visa"...
Few years later when this happened she wanted to go and sell the land. Of course she would...
Only problem? That land was so bad I could not recommended to anyone, I could not market this honestly and I am a ROI, Results based kind of person... all else is fluff and BS, we got enough of that in our emails, TV and even here on Youtube...
The team and I decided to part ways with KW, we consulted in design and strategy a sustainable project in the middle of it yet we were convinced that we wanted to help people that wants to live or invest in Panama BEFORE sh*t hits the fan and guys... we have seen it all...
Islands that cannot be purchased? Check
Coffee Farms that will need 50 years to see a return? Check
Agricultural lands that had no damn chance to produce? Check
Land sold for a price on top of the asking one? Check
You bought an apartment that loses money even rented? Check, a lot.
Got sold land in the middle of other lands, so no access, really? Check
A piece of the Caribbean... that have been sold 5 times? Check
and the list goes on... A LOT MORE
Instead of coming to us to sue where if you have money you will just lose a bit more, if you dont, you will lose a bit more and YEARS. This is not the U.S. and there are too many silk tongued people around trying to sell you anything they can, even if they have sold it before.
First DO YOUR DUE DILIGENCE, research, dont just trust me either, that is exactly what you should not do. Find a damn good Real Estate lawyer, accountant and tax lawyer (some of the best ones are both) a Real Estate consultant if you buy for profit (aka Us) a Real Estate agent (DO NOT CONFUSE with Consultant - they both do their part) Dig the numbers up and see if your investment is really profitable, we have even saw bad math in most developers here offering 15% returns, beware of that kind of yield. You can check Kent Davis from Panama Equity, one of the best agents around 4-5% is the usual yield (net)
If you are looking to retire or buy for you (no profits) it is the same sans us, the Real Estate Consultant side because you do not need market research to buy the house of your dreams, you need you and an agent. If you need one for any specific area of the country we got you covered, we dont get paid referrals, we keep it casual. Ask me for the Rolodex on the best ones around.
Otherwise you are looking to:
1. buy Land (to hold and flip, investment, build your dream house or for development)
2. invest in Short Term Rentals (Airbnbs and so on)
3. Invest in development of land (reits, partnerships)
4. Relocation (legal side)
5. Want to know the best restaurants and cool things to do ANYWHERE
6. Just want to write me questions, you are curious or you just want to make friends
7. Want to hang out, have coffee and discuss the beauty of life, land and legacy.
