In this video I'm going to break down the top 5 real estate markets to invest in. Some people look for the best cash flowing markets and others look for the best appreciating markets but in this video I'm going to focus on the best markets for a combination of cash flow and appreciation. We want cash flow because it's a defense mechanism to protect you against a market downturn. This is because no matter what the value of your house does, you still pay your bills and get paid every month. You also want appreciation because this is the fastest way to build wealth and it's how I've been able to grow a sizeable portfolio with just an average income. In doing the research, In putting this list together, I've factored in many attributes including Job Growth, Price Growth, Wages, Population Growth, Rent Growth, Development Activity, Crime, etc.
