The Truth About “As-Is” Sales – When Sellers Get It Wrong
Selling a home "as-is" doesn’t mean buyers lose their right to negotiate. But in this case, the sellers didn’t seem to understand that.
After inheriting a home, these sellers chose buyers who waived nearly everything—appraisal, lead inspection, and general repair negotiations—except for a structural inspection. However, when inspection day arrived, the buyers put together a list of $15,000+ in repair requests, including HVAC, sewer, electrical work, and even tree removal reimbursements.
The sellers, monitoring the conversation through security cameras, were shocked and felt blindsided. They believed an “as-is” sale meant no repair requests at all. But here’s the reality: "As-is" only applies once the sale is finalized. Until closing, buyers are fully within their rights to request repairs or even walk away if they’re unsatisfied with inspection results.
