Buying or Investing in Surrey?
If I were looking at Surrey real estate right now, these are the 3 things I’d be paying attention to.
🚆 1. The SkyTrain is changing the map.
Seven of the eight new stations are in Surrey or on the Surrey-Langley corridor.
Fleetwood.
Clayton.
Bakerview.
These aren’t hypothetical projects anymore—they’re actively under construction.
History has shown that transportation infrastructure can reshape entire neighbourhoods over time. Buying near a confirmed station at today’s prices could look very different 5–10 years from now.
🏠 2. Court-ordered sales are creating opportunities.
Most buyers don’t understand the court-ordered sale process, which is exactly why opportunities can exist there.
There are hundreds of active court-ordered listings across Metro Vancouver, including Surrey condos entering the market at price points that get a lot of attention from investors and first-time buyers.
The buyers who understand the process often have less competition than they expect.
🏗️ 3. Be extremely selective with presales.
Not all developers are created equal.
With developer receiverships increasing, due diligence matters more than ever.
Before signing anything, understand:
✔️ The developer’s track record
✔️ How the project is financed
✔️ Whether your deposit is protected
✔️ What happens if the project runs into trouble
The market won’t stay like this forever.
High inventory.
More negotiating power.
Less competition than we’ve seen in years.
The buyers who spend time learning the market today are often the ones who benefit most tomorrow.
