Subject to the Mortgage: a Simple & Ethical Approach

A simple explanation (without the guru hype) of the strategy of buying investment real estate subject to an existing mortgage.

2020 UPDATE: This is not a strategy I have used in a long time. I more regularly use private lenders, seller financing, commercial loans, or our own cash to buy an investment. One likely reason is that few potential subject-to deals I see fit the strict criteria of actually being a good investment. There is usually too little equity and/or not enough cash flow. But if they do, this transparent, full-disclosure approach is still the one I would use.
