Selling your house can be a very stressful time, especially if you live in the UK! Watch these house selling tips and find out how to sell your house fast! I have moved home 4 times in recent years and every time I have learned new tips for selling a home, I hope you will find them helpful and make moving house slightly less stressful!

Sell your house FAST with these moving home TIPS:

1) Get the price right - It is extremely important to value your house accurately and get the asking price right from the start. Overpriced houses take longer to sell and on average sell for less than they would have done if they had been priced correctly when first appearing for sale.

2) Professional photography and an accurate floor plan with dimensions - I would always recommend choosing an estate agent that can provide professional photography and accurate floor plans. With so many houses being view for the first time online, your photos and floor plan are your number one tools for securing viewings!

3) Declutter and stage your house to sell FAST - although many house buyers will probably redecorate when they buy a house, it is still important to present your property in the best possible light. Also, if you have strong decorative features that may not appeal to all buyers it is sometimes worth removing or hiding them.

4) Accommodate viewings as swiftly as possible - potential house buyers are usually very excited when they find a house they want to view, make the most of this excitement by allowing viewings as quickly as possib.e

5) Consider doing viewings yourself, you know more about your property than anyone else and you can focus potential buyers on all of the best bits. If you use an estate agent to do viewings, keep out of the way buy make yourself available at the end of the viewing for any questions the buyers may have.

6) Prepare answers to FAQs that buyers might e.g. what are the neighbours like, how good are local schools, what recent works have been carried out on the house etc. These answers could be the difference between someone making an offer or not so try to be as friendly and helpful as possible.

7) Treat negotiations like a business and don’t be offended by low offers - potential buyers will often start off with a low initial offer so it is important to remove emotion from the equation and negotiate accordingly. Also, not all buyers are good buyers - ask your estate agent to fully vet their situation and financials before accepting and offer and removing the property from the market.

8) Online vs traditional estate agents - I have bought and sold with both types of agents, generally speaking, online estate agents are cheaper but often have poor post-sales support and will only perform viewings if you pay extra. Traditional estate agents are usually more expensive but are more likely to do viewings and are also more involved post-sales.

9) Have a trusted independent solicitor ready to go - once an offer is accepted the process will be passed over to solicitors, choose a solicitor in advance so things can move as swiftly as possible.

10) Consider exchanging disposable contact details with buyers - sometimes estate agents and solicitors can cause problems that neither the buyer or seller caused. Having direct access to the buyer can be a useful tool if issues crop up.

11) BONUS: Be proactive - don’t trust or expect anything of anyone! Chase your estate agent and solicitor on a regular basis, moving house can take months so it's important to be proactive and at the forefront of everyone's mind.
