Renovating this Ugly Condo from Start to Finish - Days 11 & 12!
Day 11 & 12 of our Condo Renovation Project!
The Fallswood Condos in North Bethesda are perfectly positioned. Whole Foods is about one block away. And dozens of other stores, restaurants, and the METRO are all within 3-4 blocks.
In this condo, we're giving you an inside look from before a massive renovation took place to the entire process from start to finish. In this first video, we're giving you a look at Before, and the thoughts about the changes that would be made.
Condo renovations within a building or a little bit different than single-family homes. You do have to be mindful of certain restricted hours. You also have to be mindful of units above and below and how the renovations that you're conducting might affect them.
This lobby level condo was just horribly outdated. The rationale behind the renovation work was to bring the condo to a state where a good command more than the actual renovation costs. Whenever you take on a renovation that's just not for personal preference, do you have to evaluate what the return on investment will be...But when the property will be sold immediately after the renovations are completed, there are two ways of looking at it. One, can you at least break even on the renovation costs? Two, will the renovations help you to sell a condo or any property faster?
My objective before taking on any renovations is they will do both.
So we had to make some major changes in this condo. The biggest cost and time spent went into the master bathroom. This condominium building was built with old soaking tubs and smaller standing showers.
Since the second bathroom already has a shower tub, and there's been a decline in the use of tubs, we decided to create a much larger walk-in shower and illuminate the soaking tub.
And as you'll eventually see in following this series of videos, we did indeed create a beautiful, large walk-in shower. The master bathroom also has all new tiles throughout, new vanities, new lighting, new sinks, new faucets, and just as you'll eventually see and following this series of videos, we did indeed create a beautiful, large walk-in shower. For the second bathroom, we will install new tiles on the floor, re-grouting the shower tub, new vanities and new lighting. We'll add a nice shower curtain that will finish things off.
We used a new wood look LPV flooring throughout the rest of the condo. And of course, a fresh coat of paint.
In the kitchen, beyond the new flooring, we decided to sand and repaint the kitchen cabinets. They were good cabinets but the brown color and the darker granite countertops just didn't work for me. So you'll get to see the difference in that look. And then we added all new appliances.
One of the best features of the condo is the amazing outdoor space. This condo unit comes with a private patio that's nearly 700 ft.². So you'll see how we clean this currently dirty area up and finish it off so it becomes appetizing for buyers.
