Whats going on guys, I'm sure you saw the title and thumbnail but in todays video I am going to explain to you how to wholesale real estate. More specifically, how to wholesale real estate with $1400 or a stimulus check.

While the whole idea of real estate sounds complicated, I promise you it is not. Wholesaling real estate is more of a side hustle or a skill. If you would have spent your first stimulus check on bitcoin ($1200), it would up about $9,000 today. While it looks like spending all $1400 on bitcoin is a great idea, it is incredibly risky with the volatility of bitcoin. You also can only profit from the investment once. So i think learning how to wholesale with this stimulus check is a much better idea as it is a skill that is well-paying and you can do it over and over again to make as much money as you want. There really is no risk if the outcome is entirely dependent on you.

The first step is to find a distressed seller who is looking to sell their property quickly. There are tons of strategies of how to do this, you could cold call text, or email them. You could even knock on their door and give them a cash offer. One of my favorites is driving for dollars, I have a link for that up above, but your basically driving around different neighborhoods looking for properties that need a bit of work, then your getting the contact information to the home owner and getting in touch with them to talk about a cash offer.

Next, you'll need to make them an offer. A good rule of thumb is to offer them between 50%-70% of the properties ARV (After Repair Value). The ARV is what the property will be worth once its been fully renovated. 50%-70% is a good range for an offer because it leaves some meat on the bone for the cash buyer so when they flip it or rent it, they will still make a profit. It's a win-win for everyone involved.

Once they accept the offer, you need to get the property under contract, this is super easy and the contract itself can be as simple as 1 page. Use some of your stim check to put some earnest money down, and you'll have some time to sell the contract depending on how long your contract has for an inspection period.

Lastly, you need to find a cash buyer who will buy the contract from you. For example, you get the property under contract for $100,000, then you find a cash buyer who will buy the contract off you for $105,000 lets say, meaning you make $5,000 while they get the property and pay the owner.
