Grant Deed? Quitclaim Deed? Why one? Why the other?

We often get asked , why do we use a Grant Deed? When do we use a Quitclaim Deed? What are the differences between the two and how does the public know which one to use? This is a short video on the differences between the two forms. Other states might use Warranty Deeds, but in California we use Grant Deeds and Quitclaim Deeds.
