Everyone loves the catchy "Marry the house, date the rate" slogan, but in 2026, dating is expensive! 💸 If you’re counting on a refinance to make your mortgage affordable, you need to know your "Break-Even Point."

On a $400k home, a 1.3% drop in rates saves you about $330/month. But if it costs you $12k in closing costs to get that new loan, it takes 36 months just to break even!

BUT…don’t leave money on the table.
Many lenders are now offering "Refinance Guarantees" or credits that can significantly lower those costs (sometimes even to near zero!).

The Golden Rule:

-Buy the home because you love it and can afford it today.
