CAPE CORAL real estate is all about gulf access. This video gives a detailed breakdown of where to purchase properties in Cape Coral that are ideal for boating. Offered by licensed real estate specialist Steve Stokes, who lives in SW Cape Coral right on the water himself (so who knows better?)

✅ East Cape Coral: Veterans Parkway, Santa Barbara Blvd., Cape Coral Parkway
These homes have good access, but you will need some travel time to get out of the river and into the open water once you get out of the canals. Price point here is lower.

✅ Yacht Club Area: Cape Coral Parkway, Pelican Blvd.
Original Cape development, great access 15 minutes and sometimes less to open water. Many older homes from 60's and 70's, some renovated some not, some one car garages etc... Price point here is medium.

✅ Rose Garden Area: Cape Coral Parkway, Pelican Blvd, Chiquita Blvd.
Newer homes then yacht club area, 8 lakes, decent access but all canals out through a single exit, has Tarpon Marina, restaurants and shops, Westin Hotel and Conference center. Price point is medium.

✅ Southwest Cape (South): Cape Coral Parkway, Chiquita Blvd. Excellent access.
Cape Harbour Marina and shops, restaurants. Price point is high.

✅ Southwest Cape (North): Cape Coral Parkway, Chiquita Blvd., Veterans Parkway
Gulf access, longer travel times, some areas are just average properties, prime lots are on the spreader. Price point will be medium/lower.

✅ Northwest Cape: Pine Island Road, Burnt Store Road
Gulf access, sewer and well mainly, more rural feel, Lower price point. One of the areas that is rapidly being developed.
