House Hunting in Orlando, FL - What Would You Pick?

We are on a house hunt for a new place in Orlando, FL!
After looking at several places around town, we narrowed it down to 2 top contenders:
1. An old townhome that needs a ton of work, but is next to the Universal Studios, Disney World and all the other amusement parks, restaurants, etc.
2. A dream home in way better condition, but over budget, more suburban and slightly further (but close to the Ice Rink!)

What would you pick in our situation?
