DO I NEED A HOME INSPECTION? | First Time Home Buyer
Yes! You need an inspection.
Your offer gets accepted. Congratulations! Not a small feat in this market. In most cases, the next time you will see your new home is during the home inspection.
Some people try to waive the home inspection. I never recommend that. We can shorten the timeline, but the home inspection tells you things that the seller might not know.
When the home inspector inspects the house, they are looking at many elements of the property, structural issues, foundation issues, pest issues, electrical, plumbing, etc. But even they won’t know the full story. They only look just beyond the surface. And if there is something they can’t get to, they won’t check it. If they see a potential issue that needs further inspection, they will refer you to a specialist such as a structural engineer, a roof specialist, or a pool specialist.
A home inspector will give you more information than the seller because the seller is only obligated to disclose what they are aware of. If they haven’t been in the attic in years, they may not be aware of the roof leak.
A home inspection is very detailed and can be daunting. Many home inspection reports are over one hundred pages long! Don’t let this scare you! They are required to list everything they see in the home that is of note, most things you will never notice.
Think of the home inspection as your final sign off to make sure you are okay with what you now know of the home. You are waiting to hear if there are any deal breakers. Most of the time, you just use it as a punch list for your handyman, or add it to your honey do list, and make a note of the bigger expenses that you know will be coming in the next few years.
Bottom line: always get a home inspection, and don’t let them scare you away from buying a perfectly nice home.
