If you want to avoid bad deals and stack the odds in your favor, these five things matter more than almost anything else. Location is king, and I’m a huge believer in the Sun Belt. People are aging, they’re moving south, and that demand is not slowing down. Then you’ve got to understand property class. Stay out of the hood. I like C properties in B areas or B properties in A areas because that’s where value-add lives. Condition is next, and this is where a lot of people get blindsided. Roofs, parking lots, plumbing, electrical, HVAC, and structural issues can destroy returns if you don’t underwrite them correctly. Occupancy tells a story too. If the market is full and the property is not, that’s either opportunity or a red flag, and you better know which one it is. And finally, debt. Financing can make or break a deal right now. You need to know what’s available, what it costs, and how much capital you’ll need to raise before you ever move forward. Miss any one of these and the deal can blow up fast. Get these right and you’re playing the game the right way.
