5 things I wish I knew before starting my first building project. Moving to New York City?

Here are 5 out of the numerous things I wish i knew before starting my first building project as a young adult.

1. Money - money is very essential in any building project be it your home, an apartment of any building project. We often set a budget for our projects and forget the what if’s. When building we need to set aside money for petty expenses that we may have overlooked, inflation or even natural occurrences as we tend to forget.

2. You need to be Present- a big part of having the perfect finish or at least a satisfactory one is supervision. The chances that what you want is going to be what you get or close to that is if you monitor or supervise the procedure. Try as much as possible to consistently monitor the process or have someone on site who understands what you want and can be present in your absence. Artisans can be a bit reluctant in their work when they are not being supervised.
3. Expect disappointment. I have always known to leave room for disappointment in anything I do, be it work related or otherwise, but building my first apartment really cemented this fact in my brain and now it is law to me. I don’t know about where you are from but here in Ghana artisans are very often dishonest and slow in their delivery. Yes over here materials are a bit scarce and we don’t have the best machines but artisans could really do better. If this is the case where you are, I suggest you work with people based on recommendations and hope for the best 🥲. Also pray for your project and the artisan handling your work.

4. Have a set plan. This goes without saying. To get to the finish point you need to know what you’re doing and where you are going. I find that working without a plan makes you more susceptible to deception. Artisans can sense when you’re not too sure of what you want and would take advantage of that. You will be exploited! Consider things like your location, what is available to you and the cost of the things you need. If possible source materials yourself, that way you know what you are getting.

5. Know your limit be it financially or otherwise. Know when to say I need to pause here and pick up again later. Building can be very stressful but also very addictive especially when you are seeing progress. Be sure to bring your work to a halt if you feel drained or overly stretched. It is better for your mental health. You don’t want to finish your project broke. Take a break and recoup.
