How to buy a house in Germany? This vlog is all about the procedures as to how to buy a house in Germany as a foreigner. You can construct a new house in Germany by consulting a builder or you can buy an already existing house. In this video, we focus on buying an existing house.

Moreover, buying real estate in Germany can also be accomplished through real estate agents, better known as 'Makler' in German.

Step 2 - Cost of a House
The cost to buy house in Germany is divided into 2 categories:
1. House price or Hauskosten
2. Additional expenses or Nebenkosten
House Price is determined by several factors like the living space, type of house, plot, location of the house (city, state), the neighbourhood and many more...

'Nebenkosten' or the additional expenses required to buy that house depends on certain factors like the Notarkosten, Maklerprovision, and Grunderwerbsteuer. The land transfer tax varies depending upon the state you live. The Notarkosten is mostly the same in all states.

Step 3 - Financing your House
The next step is approaching different banks and checking their offers. There are mainly four scenarios foreseen when you approach a bank.
1. Bank will lend the money for Hauskosten and Nebenkosten
2. Bank will lend the money for Hauskosten only. Nebenkosten is paid by us.
3. In addition to Nebenkosten, 10-20% of Hauskosten is paid by us. The remaining shall be paid by the bank.
4. You will not get the loan
