How to Approach the Property Owner (using a great seller script) | Real Estate Investing

When speaking with the property owner (seller) for the first time, it's important to cover a few basic key questions that will help you determine:
1. if the property is one worth considering
2. if the seller is motivated
3. what type of offer to make the seller
4. how soon you should make the offer
5. how much to offer

Once/as you build trust with the seller, you can ease into this script but try and make it sound natural (conversational) without forcing anything.

The key questions that you should make sure to ask on every call (at the very least) are:
- If you don't mind me asking, what is your reason for selling the property? (motivation)
- How soon would you like to sell your property? (timeline)
- What is the current condition of the property? (condition)
- If we gave you CASH right now, how much would you take to walk away from the property? (price)

Try this script out and make it part of your conversation... and have fun with it.
