There are 3 important things to consider;

1: the seller or the developer has to agree that there is no money down, just a signed contract.

2: make sure that you have a written preapproval letter from your bank to convince the seller or developer.

3: buy something that has a little bit of over value in the appraisal, it gives the bank some more space to finance.
