This video goes over our due diligence process for a property that recently came into our acquisition pipeline.
We were very excited about it.
But after lots of back and forth, conflicting information and due diligence we finally realized that the lot was not buildable.
It took nearly 10 phone calls to come to this conclusion!
And this story highlights not only why due diligence is so important, but also why it is important to do the due diligence yourself - especially if you are a land investor.
Or - if you are delegating your due diligence to someone else - make sure the information you get back from them makes sense!
Below are the property details for the parcel in question in case you are interested:
1. Located in Los Angeles County
2. 5 Acres
3. Zoned Residential: single-family homes are allowed and the minimum lot size appears to be 5 acres.
4. Legal and Physical Access
5. Flat Desert Terrain
There are a number of homes in the general vicinity, all of which appeared to be built on lots that were less than 10 acres.
We are assuming that there are no public utilities in the area, although power lines were shown in satellite images a few blocks away.
Well and septic would likely be needed.
