Summary:

It shouldn't take you very long to estimate rehab costs on a flip for your wholesale deals. You only need to know two things:
1. The general condition
2. If the property needs or will need soon any repairs on the big ticket items like the air conditioner or roof

All you're going to be doing is taking the sqft of the property and multiplying that by whatever the price per sqft rehab estimate is for the property.

Let me give you an example.

Say you have a 1200sqft property that needs a regular rehab. From watching the video you know that requires about a $20/sqft rehab. That math means your estimate is going to be be $24,000 for that particular job.

Don't overcomplicate this. One flipper's estimate could be vastly different than another's because of the type of finishes they want to do, or at what rate they can contract their labor.
