Costa Rica Real Estate Update - November 28, 2020 - Is Costa Rica a Buyers' Market?

There is one common question I've been getting from a lot of clients, both past and prospective - are there great deals available in Costa Rica, due to the economic fallout from COVID 19? They want to know what is happening in Costa Rica real estate, and given the huge disruption worldwide, they have a right to think that there will be good opportunities available for investment.
In this video, I want to give my honest feedback to the question - is Costa Rica a buyers' market right now? (I like to use the plural apostrophe, meaning "is it a market that's favorable in general to all buyers"?)
Yes, there are good deals available in Costa Rica but right now, if there is momentum in any clear direction, it is in favor of sellers, especially sellers of Tamarindo real estate or those who own property in high-demand/"hot" spots like anywhere near the Flamingo marina or up the beaches close to the Liberia airport in general.
As of November 1 Costa Rica was open to flights from every country on Earth, as well as all 50 U.S. states - so we have seen an immediate arrival of expats looking for real estate opportunities here. Guanacaste has seen a very large jump in sales as the first visitors arrived, which followed a 7-month "pause" I describe in this video.
If you are looking to invest anywhere near Tamarindo, I focus on every beach community within a ~one-hour drive both north and south of Tamarindo, including Potrero, Flamingo, Grande, Hacienda Pinilla, Avellanas and Negra. When I discuss real estate here, my perspective is based specifically on what has been happening in these areas as of November 28, 2020.
