South Florida Open Houses This Weekend - June 20-21: Which 6 Homes Are Worth Walking Now?
South Florida open houses are not always what the listing history says. We found 6 weekend picks where the data changes the read.
This weekend, we walked our South Florida open house list and picked 6 homes worth a closer look across Miami Shores, Biscayne Point, Keystone Point, Shorecrest, and North Miami Beach. Some are fresh listings. Some look fresh only because the clock was reset. One listing history appears to show the same home listed 6 separate times, but our data says 5 of those listings belonged to a different house that was demolished.

In this Big Data Realty open house overview, we look beyond the public listing page and focus on what actually matters: true days on market, prior listing cycles, price cuts, cost basis, waterfront access, foreclosure pricing, owner-agent negotiation leverage, and gaps between MLS claims and property records.
Featured homes include:
🏠 1172 NE 103rd Street, Miami Shores - new pool, 10,000-foot lot, and a record gap between listed bedrooms and property data. (Sat, 12:00PM - 3:00PM)
https://www.zillow.com/homedetails/1172-NE-103rd-St-Miami-Shores-FL-33138/44008290_zpid/
🏠 1160 NE 100th Street, Miami Shores - larger home, better price per foot than the nearby rookie listing, but a bathroom-count mismatch to verify in person. (Sat, 12:00PM - 2:00PM)
https://www.zillow.com/homedetails/1160-NE-100th-St-Miami-Shores-FL-33138/44008321_zpid/
🏠 1161 Stillwater Drive, Biscayne Point, Miami Beach - new construction with 50 feet of bay frontage, private dock, no fixed bridges, and a misleading old listing history tied to the prior demolished home. (Sat, 11:00AM-1:00PM)
https://www.zillow.com/homedetails/1161-Stillwater-Dr-Miami-Beach-FL-33141/43877459_zpid/
🏠 1940 Alamanda Drive, Keystone Point, North Miami - brand-new construction where the public clock says 37 days, but the data suggests the real exposure is closer to 9 months. (Sat, 1:00PM - 3:00PM)
https://www.zillow.com/homedetails/1940-Alamanda-Dr-North-Miami-FL-33181/43977012_zpid/
🏠 1028 NE 84th Street, Shorecrest - restored 1924 waterfront cottage with 72 feet of frontage, no fixed bridges, direct access to Biscayne Bay, and a guest-house question worth checking. (Sat, 12:00PM - 4:00PM)
https://www.zillow.com/homedetails/1028-NE-84th-St-Miami-FL-33138/43826954_zpid/
🏠 1020 NE 98th Street, Miami Shores - bank-owned foreclosure, cut from around $1.7 million to $1.35 million, with a low price per foot for the zip code. (Sat, 12:00PM - 3:00PM)
https://www.zillow.com/homedetails/1020-NE-98th-St-Miami-Shores-FL-33138/44008276_zpid/
🏡 We also revisit 2091 NE 191st Drive in North Miami Beach, a lakefront property with a big lot, owner-agent seller, major cumulative cuts, and possible negotiation room.
The goal is simple: if you are buying or selling in South Florida, do not just read the listing. Read the story behind the listing. A reset clock, a demolished prior home, a foreclosure structure, or a quiet waterfront advantage can completely change the way a property should be evaluated.
