As many of you know, I started my real estate investment career almost 20 years ago, buying, fixing, and selling (or "flipping") foreclosures in the early 2000s. When the market went to crap during the bubble, I took my profits and invested in a tech startup, turning that into a multi-million-dollar business that I still own today. While I stepped away from real estate for a few years, I still have the knowledge of how the market works and can quickly see through the [donkey] of self-proclaimed gurus. You know the type; they never really did the real estate game, instead peddle their online courses to unsuspecting newbies on the internet.

Is he the real deal? Let's find out.

Kevin's real estate profession started when he and his then-girlfriend/now-wife Lauren purchased their first house while in college. They bought the property below retail price, fixed it up, and used the equity to purchase a second home. In a process, he calls the "Wedge deal."

Over the next few years, Kevin became a licensed real estate broker, a certified general contractor, and a certified lender. After multiple deals of his own under his belt, and many for his clients, Kevin created a YouTube channel to share some of his knowledge.

Kevin's YouTube career first began to take off, exposing how Grant Cardone makes his money. Spoiler alert; Grant makes money by convincing others they are too stupid to find real estate alone, and instead, you should give your money to Grant to invest.

With his YouTube revenue, that is where his net worth really took off. He added $600k from the first year of YouTube, referral links, and online classes. Then, this year, he transitioned from only making real estate and investment videos and started to incorporate stimulus news. His channel is collectively making six figures per month just on YouTube ad revenue, and I estimate he will make over $2.5 million this year from YouTube, product endorsements, and online courses.

While he has made the majority of his wealth from his online courses and YouTube revenue, rather than real estate, there is one thing he is doing that proves to me he is the real deal and not a scammer.

Kevin is taking the online profits and funneling that into purchasing more real estate deals. He knows that while profitable, YouTube is still something that, in the long run, is unproven and may, at any time, dry up. By taking his online profits and purchasing real estate assets that appreciate, he is nearly guaranteed a sizable economic growth over the next 5, 10, 20+ years.

If, on the other hand, he was taking all of his online profits and blowing it, or "living large," off the money, you would know that even he doesn't believe in the real estate advice he gives. The fact he continues to invest his money and is open and transparent to his audience is a strong factor in my opinion of him.
