*Tip#1: Look at 100+ properties
This is one of the most valuable lessons that I’d stumbled upon during my university days. Like most uni students, I had my side hustle and way back then it was weekend delivery driving.
Those familiar with delivery will know that you meet some interesting characters during a shift. You never know who you're going to meet. Although it is not customary in Australia, sometimes I would even be lucky enough to receive a tip. Which was usually only a couple dollars. But enough to cover a refreshing slurpee to cruised through the night.
This is where I’d become acquainted with a regular. I used to call him “boss” not because of his beautiful waterfront home, but because of his top of the range matt black 2008 BMW M3 which was brand new at the time. He looked like a boss in that thing!
Now instead of tipping a few dollars like the occasional customers did, Boss would tip me actual life lessons or “life tips”.
I remember this like it was yesterday, Boss asked me if I owned any property. I’d advised I hadn’t and had no plans too whilst studying at university.
He’d asked me something that stuck me like nothing had ever done before. He said, how will you ever be able to take an opportunity when you don’t even know what one looks like?
He said many first home buyers look at 2 or 3 properties and purchase one they fall in love with, paying more than market value.
He recommended that in order to be ready for an opportunity one must wear out the soles of their shoes looking at properties. He had a rule of thumb: you needed to see 100+ properties to be able to then make offers on 5 - 10 of which you might be successful in negotiations and decide to buy 1.
