My company and I have flipped over 100 houses a year for the past three years. One of the systems we implemented was a contractor's guide. This system takes away the hassle of having to make hundreds of design decisions for every house. This also removes any discrepancies of where to get the materials and how much they should all cost.
We use the same flooring in our flips as I have in my primary residence. The floors we use are not only cost effective, but they also last longer than wood, it is more scratch resistant, and it is waterproof.
For the bathroom, we go with the same style as we do with the kitchen. We always make sure to put the best quality materials that also look appealing to the buyer, all while not overspending on materials.
As far as appliances go, we do not put in white or black appliances in a house. There are certain appliances that we put in, and others which we do not because some buyers may prefer to bring their own. As much as we want to deliver the perfect house to the buyer, this is also a business and we are not going to overspend if we don't need to.
