If any business has benefitted during this pandemic its Amazon. They have completed nearly 90 BILLION in sales in the second quarter.

That is absolutely insane. Jeff Bezos owns 40 companies under Amazon and they are rapidly expanding their real estate footprint. They spend 9 Billion in Real Estate and Infrastructure, Trucking and Web Services.

People are creatures of habit and they know that this moment in history is a god sent for them. Unfortunately it's only them, many brick and mortar malls and small businesses will likely close from this.

When the malls are forced to be closed for months and your margins are already razor thin, its hard to make it through these tough times. That is why we are seeing a wave of bankruptcies today. This will only continue to get worse over the coming three to five months as they lose out on the holiday cash (which is where they usually make a majority of their money).

This for Amazon however is great news. This will force people to get use to shopping and buying higher ticket items on Amazon rather than at Best Buy.

Before the main buyers on Amazon were millennials and now their parents and grandparents are forced to adapt to the new way of doing business.

With this windfall of cash from Amazon, they are going on a buying and leasing spree all across America. They are buying and investing in warehouses and industrial real estate. Especially real estate near ports which are great for both being near their customers in urban real estate areas but also near ports for imports and exports.

They are not the only ones buying these properties. They are competing with Blackstone and Sam Zell. Blackstone is heavily invested and has already completed tens of billions of real estate transactions in this specific real estate market segment.

Warehouse investing is the future and retail is officially dead. The margins are much greater with e-commerce than they ever were inside malls. That will only drive up the costs even further for brick and mortar mall and retail locations as they are competing for the same warehouse space and their margins are not there to pay the extra penny that e-commerce can easily do without noticing the penny is gone.

When this pandemic is over we will begin to see a sea of foreclosures, many of which could be warehouse and they will be purchased and secured by some of the above names.

Time are definitely changing and its an exciting time to be a real estate investor. Many new real estate investors do not start out here for the simple reason of the high cost to entry.

However if you have the money you are very fortunate. Think about what you are buying. You are buying a huge plot of land in a dense location that can be leased for a premium and overtime you can increase rents. Over time as the population grows so does the desirability of that land. That being said you could repurpose that land later and either tear it down and build apartments or get it entitled to build apartments (if you have the right zoning) and then sell that entitled project to a real estate developer.

New Real Estate Investors usually start out with a house, condo, or small multi family property and then over time they build up and scale and then end up securing one of these big deals. Why? Well the cost to enter a warehouse / industrial deal could be 30-40% of the purchase price when you could enter the other deals for 3.5 - 20%.

The key is making the right first investment so that you have the means to grow onto the second deal and then the third deal and then the fourth deal and then on and on you go.

I believe we will be stepping into a massive recession very soon and the investors that are smart, that are prepared and that have good credit will do extremely well for themselves. That being said I suggest that you study and learn everything that you possibly can about real estate, investing, your market and prepare yourself. The last thing you want to do is step into a world of opportunity in the investing space and not know what to do.
