The U.S. housing market posted strong sales and price increases in December 2024, with the largest year-over-year sales gain since June 2021.

According to the National Association of Realtors:

📊 U.S. Housing Market Highlights – December 2024:
✅Existing-home sales climbed 9.3% YoY, the largest year-over-year gain since June 2021 (+23%)

✅Month-over-month sales rose 2.2%, reaching a seasonally adjusted annualized rate of 4.24 million, the strongest pace since February 2024 (4.38 million).

✅Median existing-home sales price: $404,400; +6% YoY. This marks 18 consecutive months of year-over-year price gains, and the biggest year-over-year growth since October 2022 (+6.5%).

✅Regional Growth:
✔️West: +2.6% MoM; +12.9% YoY
Median Price: $614,500; +6% YoY

✔️South: +3.2% MoM; +9% YoY
Median Price: $361,800; +3.4% YoY

✔️Midwest: -1.0% MoM; +6.5% YoY
Median Price: $298,600; +9% YoY

✔️Northeast: +3.9% MoM; +10.3% YoY
Median Price: $478,900; +11.8% YoY

📈 Inventory of Unsold Existing Homes: 1.15 million homes (-13.5% MoM), representing a 3.3-month supply.

👥 Who’s Buying?
✅Investors purchased 16% of homes, up from 13% in November and 13% in December 2023.
✅First-time buyers made up 31%, up from 30% in November and 29% in December 2023.
