In this video, I talk about how much down payment is required when buying real estate for personal use, down payment for an investment property and the down payment required for preconstruction. Investing in real estate, your down payments may vary depending on your mortgage application. This video will give you the full break down on buying real estate in Canada with $25,000.

Personal Property:
If you are investing in a property for personal use, mortgage lenders will typically allow a 5-10% down payment. This will vary depending on your mortgage application. First time home buyers average budget is roughly $500,000. Based on this figure, you may be able to purchase a home with only $25,000

Investment Property:
If you are investing in real estate in Canada and are looking to buy a investment property to make passive income. Mortgage lenders will typically require 20% down. A $500,000 investment property will require a minimum $100,000 down payment. Higher interest rate may also be applicable.

Preconstruction Property is a great option if you do not have a down payment ready. Developers give you the opportunity to provide 20% on a deposit structure. This means you can save for a property and pay what is required within a longer period of time.
