Restoring your Rental Property from Cigarette Smoke / Nicotine

If you are in the real estate investing business long enough, you will likely encounter a smoker damaged house or apartment that not only looks bad but stinks . I have got some good deals by buying houses like this because most people don't know how to get them back in shape. I call smoke and pet odors "the smell of money" because I can usually buy them cheap.

In this video, I will show you tips and tricks for restoring your rental property from years of heavy cigarette smoke and nicotine build-up. These steps will cover the nicotine stains and remove the smell of cigarette smoke in the house. The steps are:
1) Clean the walls, ceilings, trim, etc. with TSP or Trisodium Phosphate
2) Prime the walls, ceilings and baseboards with a shellac based primer. I use Zinsser BIN primers.
3) Apply your favorite paints.

If you have carpet in your apartment, you will most likely need to remove it. If there is a wood subfloor, I would prime it as well. This is also a good process if pet urine has soaked into the subfloor.
