One of our clients paid 15% yield on a Thames Valley office.

The building probably wasn't worth 15%, but the seller needed to exit, the buyer was positioned, and that's the kind of dislocation that's still sitting in parts of this market if you know where to look.

I sat down with Ali Rana, Head of National Capital Markets at Carter Jonas, to talk through the broader picture.

One thing we touched on was how clearly the regional office market has fractured. Ali described it as three distinct submarkets: assets with the right ESG credentials and occupier appeal, assets without, and everything in between that needs repositioning.

The investment is following the first group. The gap to everything else is widening.
