Q's I'd recommend asking:
- Does it have double glazing?
- Energy rating?
- What are the neighbours like?
- What is the local council?
- Any flexibility on price?
- Any flexibility on furnished/unfurnished?
- Add a 6 month break clause into the contract if you think you may want to leave earlier than in standard 1 year lease.
