If we look at two markets specifically that stand out amongst the rest they are New York City and Los Angeles. People can not move fast enough.. Hundreds of years ago during the gold rush they said it was better to sell shovels than dig for gold, well the new gold rush is being a moving company in either of these locations.

I see NYC real estate and LA real estate being forever changed due to whats happening right now. Why do people move too expensive cities in the first place? They move there for jobs, those jobs offer them opportunity to move up and advance in life. With todays new regulations, most jobs are forced to close and many of them will close for good.

This has been a crazy 2020 and especially for the real estate market. Many of these expensive cities will never recover.. Think about it this way, imagine you are a real estate investor and you buy an investment property with a small 5% annual return... With everyone leaving the city, how can you not bet on rent reductions being the new trend? We are already seeing it happen. That means it will not take much for all of these investors to realize a loss simply holding the building.. This is going to force so many investors into bankruptcy.

What does not help property owners is the new New York City and Los Angeles Eviction Moratorium. This stops and prevents landlords from eviction tenants that can not pay rent.. Many of these landlords can not afford to receive $0 dollars for rent month after month and even if some can, it's really not their responsibility.

Tenants signed a contract to sign a lease and the landlords side of the deal was to supply a place to live. That was the agreement. If the tenant can not afford rent that means they have to leave. In both of these locations there are many protest saying housing is a human right when that is not at all true. We are not owed anything in this world. The economy is based on value exchange.

In other states this train of thought is not there, you will never hear people talking about this in Florida, Texas, Ohio or etc.. In New York City or Los Angeles the politicians play the game that is "do as I say not as I do" they push their responsibility on to the landlord simply to win at the poll come election time..

The problem with that is that it impacts schools, street services, police departments, and more.. Property taxes fund all of that so if they depress property prices the whole city loses.

Soon this will get to the point where millennials leave NYC and millennials leave Los Angeles.

For the time being we are sitting here watching this Los Angeles and NYC Market Crash in front of out eyes and a lot of it is to be blamed on the politicians in these locations..

When everyone leaves that will greatly impact the entire city and tax revenue.. Who will pay for the decisions of the politicians? That is the billion dollar question?
