BRRRR Strategy 2020: Why It Doesn't Work In Detroit - Real Estate Investing Strategies

Do you like using the BRRRR Method (Buy, Rehab, Rent, Refinance and Repeat)? I love that that strategy but this is why the the BRRRR Strategy doesn't always work in Detroit. Sometimes it does, but you have to be aware of certain things. In this video I talk about the strategy and why sometimes it doesn't work in Detroit.

The main reason is that for the BRRRR method to work is you need the lender to be able to lend. Many areas in Detroit have values of BELOW $50,000. Most lenders will NOT refinance a home with a value less than $50K. So when investing in Detroit real estate you have to make sure of the END values of where you are buying. You may have a beautiful 3BD/1BA home, but it's only worth $40K.
