— Private flood insurance can be cheaper and offer higher coverage limits
— Even if you're not in a designated flood zone, roughly 25% of flood claims come from low-to-moderate risk areas
— Sewer backup coverage is a separate endorsement — another gap most people miss
— My condo association's master policy covered the building structure but not my personal unit's interior or belongings
After the disaster, I purchased both flood insurance and sewer backup coverage. Combined cost: $550/year. The peace of mind alone is worth more than what I was "saving."
If you own property at ground level or in any area that has ever seen water, get flood insurance. The $400/year you save by skipping it won't cover 1% of a flood loss.
