Living and working along Florida’s coast has taught me there’s much more beneath the surface when it comes to homes—especially when it comes to hidden moisture. Our unique blend of sand, clay pockets, high humidity, termites, and the impact of storms and hurricanes can quietly compromise floors and foundations. That’s why, during an inspection, I always look beyond the obvious: I ask for moisture readings, check the yard’s slope, inspect gutters, and look closely at any exterior wall staining. Water pooling near the foundation is often the first clue to costly repairs down the line. Subtle signs like musty smells, minor warping, lower-wall stains, fresh touch-ups, mismatched flooring, or that telltale white residue on concrete can all point to lingering moisture issues. Before laying down any new flooring, it’s crucial to address drainage, test and seal slabs, and choose materials like porcelain tile or top-quality luxury vinyl plank for their resilience. And after any flooding, I make sure subfloors and slabs are dry, document everything, and recommend moisture-smart upgrades—not just for peace of mind, but because they can truly boost resale value and help avoid future headaches here in Florida’s demanding climate.
