He often procures homes at rates lower than their appraised value using an attorney to find tax liens on properties. He explained that many of the properties he acquires are in severe disrepair, and he often does not rent them out. Despite their condition, these properties have significantly appreciated over time, proving to be a winning strategy. Vanilla Ice added that real estate proved resilient even during the 2008 housing crisis, making it a good investment. He recommended reinvesting capital gains from the sale of homes to compound wealth and evoked listeners to consider real estate as a viable and simpler investment strategy than stocks.
