Everyone’s saying VA buyers got hurt by the commission changes. Here’s what actually happened.

Before the settlement sellers paid a commission split between both agents built into the transaction behind the scenes. VA buyers never saw it.

Now sellers can still offer buyer agent compensation—they just can’t advertise it in the MLS the same way. Most sellers still cover it because strong buyer representation means smoother closings.

VA buyers now sign a buyer agreement before touring homes so compensation is clear upfront. And if the seller won’t cover it? The VA updated its own rules. Buyers can now use seller concessions to cover agent fees. That was not always an option.

The math is basically the same. The transparency is better. And VA buyers have more flexibility now than before the settlement.
