Don’t buy a commercial property until you watch this video! The video will go over the basics of owner occupied commercial real estate and will give you a framework from which to review your deal. The video will discuss what defines owner occupied real estate, how most banks look at this purchase and the financial ratios you would want to understand when making a purchase. We will briefly discuss rate, loan to value, and other things to consider like flood and environmental concerns.

Find out what bankers are looking at for your business loan. Remember the Small Business Administration or SBA could have some additional options that will be good for longer terms or less money down. These will require you to go through their process and will cost you extra.

Make sure you talk to your banker for your specifics, but this will give you a good framework for a discussion.
