Question of the week - What is a Pre-settlement inspection?
When we purchase a property, we are entitled to complete a pre-settlement inspection. Some buyers skip this, however I do not recommend this. I like to complete it the morning of settlement or the day before, as generally the home will be vacated by then and not obstructed by furniture or moving boxes.
Usually the buyer or buyers will complete this will the selling agent, however your buyers agent can conduct this for you. If there is a tenant living there, you will need to give the required notice.
During the inspection you’ll be looking for any changes that may have impacted the state or condition of the property since that time. In particular, check for:
- Any significant damage. If you come across, for example, a fresh hole in the wall, you could ask the vendors fix it before settlement
- Special conditions of the contract have been fulfilled. For example, you might have asked for a broken window to be fixed when you exchanged contracts
- General good condition – the property should be neat and tidy, with all rubbish and any other waste removed
- You should also do a final check of all fixtures, smoke alarms, plumbing, electrical, heaters and air-conditioners (if applicable).
Take the front page of the contract with you and check the items ticked on the front page of the contract. One that I particularly check is the pool equipment and if all there
If its satisfactory, you let your conveyancer or solicitor know to proceed to settlement, or liaise with the sellers should there be an issue, so this can be rectified or you compensated
