Complete Before and After House Flip Case Study With All the Numbers (House Flip Number 200)
This was the 200th House Flip I have sold in my career! It was a doozy and a major project but we got it done and we even made money! In these videos, I show the before, during, and after videos of the houses as well as go over all the numbers, not just the ones that are sexy and exciting.
This was a house that we bought from a wholesaler for $180,000 and ended up selling for $355,000 13 months later. That was a huge price difference but we spent a ton of money on the house. We list the profit in the video with all the costs as well.
We were hoping to spend much less on the rehab but it turned out that the house has major structural problems in an addition. They had used 2x4s that were sistered together for the roof support and we were all a little surprised the roof had not caved in already. We did not know this before buying it and the only reason we knew it was so bad was that there had been a small fire in the back of the house as well that was covered up and when we explored that we found the roof issue.
We also changed the floor plan on this house which I rarely do, but I think we made some big improvements and were able to add a master sweet which it did not have before. We also moved the kitchen and made some other big changes as well.
