A Cooperative (Co-op) Project, is a project in which a corporation holds title to residential property and sells shares to individual buyers, who then receive a proprietary lease as their title.
So in essence you technically don’t own real estate, you own shares of a corporation.
Now coops at times do have a bad reputation. I mean 1st off they can take forever to close.
and 2nd they can deny you without giving you a reason why and sometimes even without an interview although we are fighting this so this may change fingers crossed!
However, when it comes to pricing they’re typically 30-40% lower than condos so it may make sense.
