The One-N-Done Ranch is located only 5 miles north from the quaint little town of Big Timber, Montana sitting on the banks of the Yellowstone River. Just 60 miles east of Bozeman, home of Montana State University, and 80 miles west of Billings, Montana’s largest city. Livingston, the northern gateway to Yellowstone National Park, is 35 miles west of Big Timber. Bozeman and Billings both have commercial airports that are served by major and commuter airlines; Big Timber has a 24-hour community airport that is capable of landing most private jets.

Paved US Highway 191 extends northward out to Big Timber and courses along the east side of the ranch providing uncomplicated and convenient year-round access. Swamp Creek Road, a graveled county-maintained road, passes along the southern and western boundary of the property which enables one to access the ranch from either Highway 191 or Swamp Creek Road.

Big Timber is just 5 minutes from the property and Livingston, Bozeman and Billings are within a 30-80-minute drive from the property enabling on to visit the likes of Yellowstone National Park, Bridger Bowl, Big Sky, Red Lodge Mountain Ski Resorts, Chico Hot Springs, Museum of the Rockies, Alberta Bair Theatre and the Billings Metra Arena as an easy half-day or day trip.

DESCRIPTION

The ranch sits at the foothills of the Crazy Mountain range to the north and the Beartooth Mountain range to the south. It has been well-known for being a high-quality cattle and equestrian ranch and for many years has been resourceful grazing land for Hereford cattle and quarter horses. The average high temperature is 86 degrees and with an average low temperature of 36 degrees. The average rainfall is 15 inches of rain per year with an average snowfall of 50 inches per year.

Sitting at an elevation of 4,315 ft, the land features of this ranch consist of lush, fertile irrigated croplands, irrigated and sub-irrigated pasture land, wooded riparian meadows, and open gently rolling grasslands. When irrigated and fertilized properly, the irrigated hay lands would produce an estimate of 2 to 4 tons of hay per acre. The riparian stream zones are heavily treed with healthy, varied-age stands of Cottonwood, Aspen, Russian Olive, Apple and Willow species that provide excellent livestock shelter and wildlife habitat.
WILDLIFE & RECREATION

Big Timber Creek, which flows through the property, is regarded as one of Montana’s best kept secrets for premier wild trout fishing. In addition to Big Timber Creek, the Big Timber area is home many other Blue-Ribbon quality trout streams such as the Yellowstone River, the Boulder River, Sweet Grass Creek, and the Deer Creeks. Big Timber Creek is a healthy, shaded, tree-lined, free-stone stream that is home to primarily Rainbow and Brown trout.
IMPROVEMENTS

When the current owners purchased the land in 2012 the only structure on the property was an 8-sided historic wooden silo that was original to the Hathaway family. This mountain escape includes a rustic yet elegant 6,650 SF home which was completed in August of 2017. The construction of the barn was completed in 2018.

The owners worked with Architects at Sharratt Design & Company in Minneapolis, Minnesota to plan the site location and design of the home, barn, pond, screen porch/dock, and outdoor entertainment areas. As you enter through the main gate entrance of the ranch, you pass by a large outdoor riding arena, round pen, and barn as the winding road takes you to the main entrance of the home. The objective was to create a home, outbuildings and wood post pasture fencing that fit the landscape as if they had been there for a generation.

The owners dismantled a 100+ year old Douglas Fir barn located in southern Minnesota and repurposed the historic boards and beams in the new home. Meticulous detail was paid to both the design of the home and the interior textures and textiles. Generous expansive windows capture the beautiful pasture, pond and mountain landscapes that surround the home. Locally gathered stone was used to build the large fireplace in the great room as well as provide accents to the office and pantry.

The master suite surrounded in hand hewn timbers is located on the main level. On the second level, the bedrooms were designed to accommodate many family and friends. They include a bunkroom with 8 bunkbeds, a “family room” with queen bed, a bunkbed, and a window bed with a trundle. With the additional 4 bedrooms a total of 22 guests can be accommodated.

The barn has an unrivaled tack room with kitchen to host lunch or your favorite card game. Two stalls with turnout paddocks are great for gathering your horses for the next day’s ride. The barn garage is the perfect size for all your toys and gear. The second floor one-bedroom apartment in the barn is ideal for visitors or a caretaker.
