Don’t buy land without watching this video.
Please note this ultimate checklist is for agricultural land on the outskirts of cities! (Since there anyway isn’t any land to buy in cities anymore 😏)
If you follow this checklist, you will never go wrong in an acquisition!
Here is the checklist!
✅ Assess your farmer status : As many states in India don’t allow non farmers to buy agricultural land.
✅ Check for any rivers, railway tracks, natural lakes, nallahs, gas pipelines or any other water body nearby - from which you might have to leave a setback from construction!
✅ Check if your land falls into any of the Coastal Regulation Zones.
✅ Wetlands : No construction is allowed within 50 meters of the mean flood level of wetlands.
✅ Make sure your land has a legitimate road access!
✅ Reservations and Zoning : Make sure you check if there are any reservations on your land, and which zone your land falls under. Different zones have different permissible activities!
✅ Check the locality’s Development Plan or Regional Plan.
✅ Check the FSI available on the land. FSI tells you how much you can construct on your land.
✅ Check if any high tension wires are passing your land.
✅ Check if your land is prone to flooding!
✅ Check for any road widening possibilities in future, and assess how much of your land could possibly be surrendered.
✅ Proximity to ancient monuments : There are certain construction restrictions on lands which are close to ancient monuments.
✅ Check the land’s gradient. Is it too steep or too low lying?
✅ Class 1 or Class 2 land? Remember you will need additional permission from the Collector to transfer class 2 land on your name.
✅ Geographical conditions : Is it too rocky or too mushy?
✅ Water level : Is there enough water underneath your land? Water tankers can get expensive.
✅ Soil Conditions: Is it conducive for construction?
✅ Unwanted neighborhood elements: Is there a poultry farm or a crematorium nearby?
✅ Legal Due Diligence: Make sure you get a clear title certificate from your advocate.
✅ Survey : Make sure you do a proper survey of the land to measure the exact area of the land.
